Seller Side - $400

  • Get buyer attorney information from buyer agent
  • Check signed offer contract for any missing parts
  • Create a list of all dates that need to be met
  • Intro email to all parties including buyer agent, your client(s), attorneys and loan officer
  • Confirm EMD was received
  • Send fully executed accepted offer to all parties.
  • Remind you and your client(s) that home inspection deadline is coming up
  • Circulate P&S for signatures and send fully executed copies to all parties.
  • Tell buyer agent where to drop of P&S check and confirm it was received
  • Send HOA contact information to loan officer if needed
  • Confirm with loan officer that mortgage application has been submitted and appraisal has been ordered
  • Order smoke cert and coordinate with you for date and time you would like it scheduled (if requested) or send you a reminder to do it
  • Follow up with loan officer to confirm the appraisal is good.
  • Send utility information to buyer agent and send you and your client(s) a reminder to schedule utilities for closing day
  • Order final oil/propane and water if needed
  • Create and submit your commission statement
  • Submit your check request if you’re a LAER agent
  • Verify that all required files are in your folder and signed.
  • Track all dates on contract
  • Remind you to schedule final walkthrough and coordinate if requested
  • Coordinate with all parties to schedule closing
  • Gather closing disclosure and add to your loop
  • Remind you to remove sign and lockbox
